Objectives: To convert an unheated back porch into a mud
and laundry room, thereby adding value to the property and
raising rental value.
Observations: This old house was built before building
codes were implemented. The construction that was used
necessitates creative solutions.
To be
done: Create design, create building plans, plumb for
washer, cut and install pass-through for dryer vent, wire
electric for washer and dryer, order windows and door,
remove old windows and door, install new windows and door,
insulate and drywall interior, fire-tape drywall, paint
interior and exterior, including trim-work, then remove old
vinyl floor and replace.
Obstacles were as follows: It is a rental unit; limited
budget; old house with inferior construction; elderly owner
with limited construction knowledge; Due to a low roofline,
the current structure’s floor plan does not meet current
building codes Any change to the current floor plan will
result in the need for plan approval by the city.
Solutions: She hired knowledgeable help from a local
temp agency and supervised the work herself. The owner made
no changes to the floor plan eliminating the need for city
plan approval, and by doing the work herself or under her
direct supervision, she eliminated the need to hire a
contractor.
Conclusions:
By eliminating the need to have plans approved and get
permits, the owner saved considerable time and money. If she
had made any significant changes or hired a
contractor, she would have been required to modify the floor
plan to meet current code. This would have resulted in
either loss of livable square footage or a whole new
addition. Although the owner did not need to obtain permits,
she did have building plans that met current structural
code. These plans spelled out exactly what was needed to
accomplish her specific needs. |
