Objectives: To finish the
exterior, thereby adding maximum visual appeal and value to
the property for quick sale.
Observations: The unfinished
structure is solid but unsightly. The framing for the
windows is slightly too large. The door framing is way
oversized and needs to be reframed to fit the man-doors.
To
be done: Install siding and trim,
install the windows and man-doors, paint the exterior,
including trim, then clean up around the building.
Obstacles were as follows: Remote
location; no power source; limited budget; unusual wall
height due to loft, resulting in tall roof peak, unlevel
ground.
Solutions: The owner purchased an
electric inverter to operate most power tools from his
truck’s battery, and rented a generator on rare occasions to
run some heavy tools. By hiring labor from the local temp
agencies and recruiting friends on weekends, he was able to
arrange help to match his schedule. The owner purchased a
bunk of 2x4’s and built temporary scaffolding on either end
to reach the peak for siding and painting. Then he
dismantled the scaffolding to be used on a future project.
Conclusions: The owner achieved
his objective by forming a plan and budget and sticking to
them. He kept costs down by purchasing a few necessary tools
and renting others when he could not afford to purchase.
By
investing an additional $3,000 against the sale of his
property and begging the help of his friends, he was able to
realize a quick sale and a tidy profit. |
